Poles House – Kirk Langley

Simon Foote Architects took on the challenge of this constrained site, where neighbouring windows overlooked the building plot, requiring careful consideration of design and planning. Initially, the site had outline planning permission, allowing construction, but our involvement called for a further application to finalize the design.

The client’s vision was clear: a bright, open living space that embraced panoramic views of neighbouring farms and fields, along with ample garage space for their passion for restoring old cars.

The site’s limitations influenced our concept, leading us to explore pitched roofs. However, this presented an issue as it would compromise the neighbour’s natural light. To address this, we opted for a flat roof adjacent to the neighbouring property, which inspired the overall aesthetic of the design.

Balancing the use of flat roofs in single or two-story schemes can sometimes lead to overly simplistic massing. To avoid this, we stepped the house in plan and elevation, creating visual interest and breaking up the volume. This approach also offered diverse room sizes, circulation areas, and a natural hierarchy within the layout.

Embracing the stunning surroundings required a departure from the conventional ‘ground floor for living area’ and ‘bedrooms on the first floor’ arrangement. Instead, we opted for an ‘upside-down’ layout, flipping the floor levels to position the living spaces on the higher first floor. This strategic decision not only provided optimal access to the views but also allowed the introduction of a terrace area. The elevated terrace became a delightful spot for the owners to enjoy the scenery, host BBQs, and socialize with friends and family.

The elevated position of the building made it a prominent feature within its wider setting, and we commend the owners for their confidence in choosing a design that stands out.

After securing planning approval from the Amber Valley District Council in 2019, the construction process commenced, culminating in the completion of the project in 2022.
